What extra is needed if property is the security?

A property-secured loan adds a layer of checking, and the right papers speed it up:

  • Property address and title reference, if you have it handy.
  • Names of every registered owner. Everyone on the title will need to sign.
  • The latest statement for any existing mortgage, showing the balance.
  • A recent council rates notice, which confirms ownership and the address.
  • Any existing caveats or second mortgages you know about.

A routine that works when the pressure’s on:

  1. Make one folder on your phone or laptop called “loan” plus today’s date.
  2. Photograph every ID in good light, front and back, and check the expiry dates as you go.
  3. Log in to online banking and export statements for every business account as PDFs.
  4. Screenshot your ABN Lookup result, and ASIC details if you’re a company.
  5. Save the invoice or demand as a PDF, not a forwarded email chain.
